Homework Before Classroom Day 1:
-Awesome! Your first listing! Prepare a listing contract kit using Webforms with all accompanying paperwork on webforms and bring it to class.

Address for the transaction kit: #28 - 4401 Blauson Blvd, Abbotsford. Include a MLS Residential Listing Contract, Disclosure of Representation in Trading Services, Privacy Notice and Consent, FINTRAC, MLS Residential Data Input. It`s an agreed 6-month contract, $500,000 list price, for Mr Bruce Wayne (Do not do a title search).

Your listing contract may not be perfect yet! Don`t worry - the point is to see what you know so far...

Day 1: Classroom with Rob (2 hrs)
-Sample listing presentation from RE/MAX Marketing Department
-RLO Training calendar and new website: training.littleoak.biz, agent.littleoak.biz
-Prospecting ideas and sample plan to find listings / prelisting package
-Do a standard listing contract on above address with DORT, Privacy, FINTRAC, MLS Data Input (Put into Nuance).
-Go over ideas for `page 6` of a listing contract
-How to service a listing and keep your sellers happy
-Send DORT and Privacy to forms@littleoak.biz

Description:Homework Before Classroom Day 2: 


-Prepare an offer using Webforms (Contract of Purchase and Sale) on a current MLS listing in your area.  

Congrats!  you have a buyer!  Property should be strata (condo or townhouse).  Use the prescribed RE/MAX Little Oak strata clauses found under `Clasues` in the Webforms Clause Library.  Buyer is: Ms Lara Croft, deposit is $25,000, subject removal in 10 days for all standard subjects, completion in 2 months.  Her offer price is $10,000 below asking.  Your kit should include: Contract of Purchase and Sale, FINTRAC, Disclosure of Representation in Trading Services, Privacy Notice and Consent, and Disclosure of Remuneration.  

Day 2: Classroom with Rob & Mirela

-Discuss showing properties (map a route, timing, showing/lockbox procedures, touchbase, providing feedback to listing realtor).  
-Prepare a Contract of Purchase and Sale with standard strata clauses with DORT, FINTRAC, Privacy, Disclosure of Remuneration.  
-Pointers and rules on presenting offers 
-Introduce to Docusign
-Discuss countering (poker face - work FOR your Buyer) 
-Nuance (Mirela): doing your dealsheet and handing in your deal - importance of handing in paperwork on time (withing 24 hrs) 
-Deposit rules: must be bank draft or wire transfer and ON TIME 
-Completion - keys, lawyer cheques, EFT, how/when we get paid and the importance of client gifts, and using a CRM (Client Relationship Management Software).
