Licensing Process

Obtaining a real estate license in British Columbia is not difficult, if you know what to expect, and can fulfill the requirements. Before you begin your licensing journey however, you should consider the following guidelines: 

  1. Good Reputation Guidelines – CLICK HERE

 The Real Estate Services Act states that every applicant for a licence shall, among other things, be of “good reputation”. General business and personal reputation, in addition to criminal convictions and charges under the Criminal Code of Canada, and contraventions of Federal Statutes such as Income Tax Act, or Provincial Statutes such as the Real Estate Services ActSecurities ActInsurance Act, or Mortgage Broker’s Act, or whether an applicant has been disciplined by a professional body will be reviewed when considering an applicant’s “good reputation”. 

  1. English Language Proficiency – 

For Real Estate Trading Services, Rental Property Management and Strata Management Licensing students, the ELPR may only be satisfied by achieving a level 7 or higher on each of the four components (reading, writing, speaking and listening) of the Canadian English Language Proficiency Index Program - General (CELPIP-G) test on a single attempt or by being exempted from the requirement in one of the following ways:

  • Graduation from a recognized university Bachelor’s degree or higher program at an accredited university, college or technical institute at which English is the primary language of instruction.

  • Licensed for real estate services in another Canadian jurisdiction with English language standards and have satisfied that jurisdiction’s English language requirements.

  • If none of the above apply, students are required to take the CELPIP-G test
  1. Do you satisfy the Council’s employment criteria?

To apply for licensing in British Columbia you must satisfy one of the following employment criteria proving that you are eligible to work in Canada:

  • be a Canadian citizen
  • be of Permanent Resident status
  • hold a valid work permit/visa
  • be of Landed Immigrant status

Note: work permit/visa must not have any restrictions that would preclude you from engaging in real estate activity/employment.
